My dear Mr Mills

I am chagrined over my delayed reply to your letter, I waited to hear again from Portland where I am under a half engagement to speak at one of the Fair Conference, but as I do not hear and as Portland is a long way from Los Angeles and as we are gong to have a busy summer here with some building, I think that I [had] better not pledge myself to any thing more. I am grateful for the invitation [and] wish your plans ever possible success. Always faithfully yours
