It was fine to have the land presented, I am [so] glad for all kinds of reasons, but I am sure you will need the [enclosed] check for your start at Berkeley & many other things, [as Stanley's] check certainly can't [come] for a long time.
Let us compromise -- I will send you the check for $200.00 and you will pay the [enclosed] water [bill?] [page 2] [illegible] which is really mine!
Please keep the ↑rest of the↓ check and use it, so that you [can] start comfortably and easily in June when you go to Berkeley, take your mother up -- I am so glad and so relieved that she is going -- get a little bed for Jane and there will be of course a lot of extras. Please don't send it back again but use it. [page 3]
