My dear Alice

I have signed the two copies before a notary but am returning all the papers to you, because I am sure you will do better with Mr Marvin.

There is only one doubt in my mind about the entire transaction, and that is that that the agent (Mr Marvin) is a close friend of the renter Mr Keene, and is perhaps more interested in him than in his principal, however that [page 2] may not be the case.

You have been awfully good about the whole thing and I should much prefer that you keep the papers.
