You will get this by the New Year I hope.

Will you accept them from me?

I love the "Hope" so much that I may have given it to you before!?

If so will you pass one [page 2] of them on.

[Two?] is my [favorite] picture of his, & the description The Canon & I wrote [together] in the years long ago when we did all our work together.

I also send you the Joy picture -- though true-- of the First Street, & that is to have on your mantelpiece until you [page 3] have begun to build -- I do so long for you Jane Addams to crown your life's work by beginning the American housing movement.

Will you ask Miss Smith next time you see her to please me by taking the Pine card, which I know you love. All the new things in the shops this year are poor stuff so I send her the old one. How is she?

I am having a very bad time -- & have to face failure of my educational efforts -- Alas!

My true love to you & please dictate a letter to me.
